Transparency with Clients Key to Remodeler’s Success

Among the many aspects of running a successful business, customer satisfaction is typically one of, if not, the most important. For Nick Sapia, owner of Sapia Builders in Old Lyme, Conn., maintaining transparency for his clients throughout the entire project is a guiding philosophy.

Nick Sapia is the February NAHB Remodeler of the Month.

And that philosophy is one of several reasons why Sapia was named the February NAHB Remodeler of the Month.

“With current costs of construction rising for materials and the trades, I often find a ‘budget gap’ between actual cost of construction and the perceived cost from the client,” said Sapia. “To me, it’s a common and very natural part of the process to go through — a working period of value engineering [so that] the construction costs of a project align with a client’s budget.”

Sapia says it’s important to address the client’s budget concerns as often and as candidly as possible. Whether it’s during the initial property walk-through, the concept design phase or at the point of final bid submission, he says his most positive projects always involve open dialogue about budget.

He also credits much of his success to his involvement with his local HBA, the Home Builders and Remodelers Association of Central Connecticut.

“My team and I are working in the right direction to further our commitment in the field of construction as professionals,” Sapia said. “Being a part of a local and national organization such as NAHB means that we care and consider elements of our industry on a macro level, but also strive to do our best within our local community.”

Having a diverse workforce is also very important to Sapia, as he looks for workers with a wide range of experience. “We try to balance our recruitment strategy hiring young professionals coming out of trade school or just beginning their career combined with efforts to seek out those who are older and have established skill sets,” Sapia said.

The idea, he says, is to provide more mentoring opportunities for less-experienced employees and encourage professional growth.
