Not All 55+ Buyers Alike

Northwoods at Blanco Vista by Brookfield Residential is an NAHB Best of 55+ Housing award winner in the Texas Hill Country.

The cash-rich, amenity-driven 55+buyer has been well documented, and the NAHB 55+ Housing Industry Council is on top of the trends toward dog-washing stations, custom wine closets and spa showers for the home buyers tricking out the retirement homes of their dreams.

And while these trends show no sign of slowing down, there’s a whole other market out there: buyers seeking an active-adult community who either don’t have – or don’t want to spend – money on the bells and whistles.

John Hunt talks about this buyer in a story about an Atlanta community in the Fall issue of NAHB’s 55+ Housing Online Magazine. He calls it the Triple A, or Accidental Active Adult Community.

“The builder quickly discovered that all the interested buyers were instead empty-nesters,” Hunt said. “What we uncovered was tremendous pent-up demand for lower price active-adult housing opportunities in non-core areas.”
