Liberty Pass: An Affordable Green Community for Veterans

The residents’ pool is among the amenities at Liberty Pass.

Builders at the Pinnacle Housing Group had several goals in mind when they started the Liberty Pass project in Selma, Texas. They wanted returning veterans to have a place to live that was comfortable, affordable and sustainable.

“We were hoping to provide veterans with family-friendly, luxury-style homes,” said Lindsey Wolfson, a development associate at Pinnacle.

They succeeded on all fronts. Liberty Pass is Selma’s first affordable community — and it is Silver level NGBS-certified. It includes a host of amenities for veterans, such as counseling and meeting rooms, rehabilitation services and elevators. The residents have easy access to employment centers, a high school and a park.

Whenever possible, Pinnacle added features that serve both wounded soldiers and the company’s commitment to sustainability. For example, the community’s outdoor trail provides a rehabilitative fitness area and reduces the need for water-hungry grass.

Other green features include a rain sensor that shuts off the sprinklers, a photo sensor that controls corridor lighting and a detention pond to prevent flooding.

In the apartments, there are energy-efficient appliances, windows and shingles; FloorScore-certified luxury vinyl flooring; and low-VOC interior paint and coatings.

The units are equipped with heat pumps, which are 30% more efficient than traditional HVAC systems.

“The tenants love the community and the amenities,” Lindsey said. “They appreciate all the green features, especially since they help to lower their electric bills. Going green is a little more expensive, but the benefits to residents make it worthwhile.”

The tenants were not the only ones impressed. This project also won the 2015 Best in American Living Award (BALA) in the Affordable Multifamily Category.
